Am I required to make my property available to Section 8?
While there is no law that requires properties to be made available to Section 8, we determine whether we accept a tenant or not based on their overall application, and not on where their income comes from. -
Are you licensed?
Sound Property Management is owned by a licensed Real Estate Agent in Washington state. -
Can I reach you after hours?
Our office hours are from 9:00am to 6:00pm Pacific Time. We are open by appointment only on Saturday and Sunday. We have after-hour coverage for emergencies. -
Can you put the money directly into my account?
Yes, we offer direct deposit. -
Do I get to see the lease or sign it?
Leases are signed by Sound Property Management staff. -
Do you sell real estate too?
Sound Property Management is a full-service property management company that helps you find your next home as a renter and manage your property to get the most out of your investment. -
How and when do I get my checks?
Owner statements and funds are processed and sent out prior to the 15th of each month. Electronic deposits should be available on or before the 15th. -
How is rent collection handled?
Sound Property Management provides a tenant portal allowing residents to make payments online. -
How long of a lease do you sign?
The standard lease period for new leases is 12 months. -
How much security deposit do you charge the tenant?
The City of Seattle limits the amount an owner can charge their tenants for the security deposit, move-in fees, and pet deposits. The total amount of the security deposit and the move-in fees combined cannot exceed one month’s rent. Pet deposits cannot exceed 25% of the first month’s rent. -
How soon can you start managing my property?

What type of properties do you manage?
We manage an assortment of multifamily and single family rentals. -
What type of reports do I get and how often?
Shortly after your monthly funds are deposited, a monthly statement will be provided. -
Who holds the tenant security deposit?
Security deposits are held by Sound Property Management in a separate account from company funds.
